I came across this as I was looking for info on this neighborhood so I thought I would place it here.

The novel, BORDERLINE[1] by Mishell Baker, visits North University Park. The main character says the neighborhood "looked like a ghetto and a college town had been shaken together in a bag and dumped out in no particular order". They go on to say that their "sense of atmosphere is confused" by the "Victorian-era houses painted in Easter egg shades, most of them lovingly restored".
