The "American Measurement Standard" was finalized by David Hampton Thomas (Institute of Housing Technologies) in 2009. This previously unwritten "standard" was developed exclusively for use in measuring residential square footage. It is based on an established methodology which has provided appraisals for Fannie Mae, Freddie Mac, VA, FHA, and HUD. It is widely used and recognized within the real estate industry.

In the development of the American Measurement Standard, the panel (175 years combined experience)considered the North Carolina Real Estate Commission’s publication “Residential Square Footage Guidelines.” http://www.ncrec.state.nc.us/ and also the standard provided by the National Association of Homebuilders,"ANSI-Method for Calculating Z765-2013" (available at http://www.kirchmeyer.com/CurrentNews/ANSI_SQFT_DOC.pdf) The main differences are the measurement and calculation of stairs and the sloped space below, the measurement of upper level living areas, rooms with sloped ceilings, and the categories which define all residential living space. The "AMS" methodology is used by real estate agents, appraisers, builders, architects, and many nationally renowned companies such as Centex Homes® and Donald Gardner Architects, Inc.® The American Measurement Standard contains more than three times more information on measuring square footage than any other national guideline and is the most comprehensive measurement guideline available in the real estate industry today.
