Silverstream subdivision, also known as West Kaiapoi, is a subdivision in Kaiapoi town, located in the Waimakariri District of the Canterbury region, in the middle of the South Island of New Zealand. Kaiapoi is located approximately 17 kilometres north of central Christchurch.

History[edit]

The land that Silverstream subdivision was built on was purchased by H-Investments in 2006..[1]

The subdivision gained conditional consent from the Waimakariri District Council commissioners in September 2011, but had been held up by a ban on housing development by Christchurch Airport through a noise contour zone, to evade noise complaints from residents affecting business. This ban on development included a wedge-shaped zone that encapsulated a large part of Kaiapoi. Other subdivision developments in the area faced the same issue, including Sovereign Palms and Ruby Views.[2]


In late 2011, Silverstream subdivision was the first subdivision to receive full consent for 1180 sections after the Christchurch earthquakes[3]. Former Earthquake Recovery Minister Gerry Brownlee announced all caveats preventing consent would be lifted to allow the subdivision to be developed. The aim was to provide housing opportunities to the 860 red-zoned residents who were displaced following the Christchurch earthquakes.[1] The first stage of sections was officially opened on 28 June 2012 by former Prime Minister John Key.

Four power pylons were removed in January 2015 as part of the final step in putting power lines underground.[4]

In 2016, residents feared flood levels had been miscalculated, however after a three-year long investigation, it was found that there were no issues with floor heights.[5]

Butcher’s Bridge, built in 1890, is located in Silverstream subdivision. The bridge fell into disrepair in the 1980s and was closed to the public in 2000. In 2001, the Kaiapoi Promotion Association undertook restoration of the bridge, which was re-opened in July 2001.[6]

Education[edit]

Silverstream subdivision has one early childhood centre, BestStart Silverstream and is in zone for Kaiapoi Borough School and Kaiapoi High School.

Kaiapoi has five schools in total: three primary schools, one high school, and a teen parent unit attached to the high school.

  • Kaiapoi Borough School is a state co-educational full primary school, with 393 students[8] (as of November 2023). The school opened in 1873, making it Kaiapoi's oldest school.[9]
  • Kaiapoi North School is a state co-educational full primary school, with 519 students[8] (as of November 2023). The school opened in 1962.
  • St Patrick's School is a state-integrated co-educational full primary Catholic school, with 151 students[8] (as of November 2023).
  • Kaiapoi High School is a state co-educational secondary school, with 976 students[8] (as of November 2023). The school opened in 1972.
  • Karanga Mai Young Parents College is the teen parent unit attached to Kaiapoi High School. It opened in 1992 and was the first teen parent school to be established in the South Island.[10]

Silverstream subdivision has a retail village that contains a pharmacy, medical clinic, café, restaurant, physiotherapy and podiatry clinic, a beauty salon, dentist, endodontics clinic, convenience store, weight loss clinic, and several offices for businesses.

The subdivision also has a retirement village, The Sterling, which started construction in 2020[11]

Transport[edit]

State Highway 1 bypasses Kaiapoi town and Silverstream subdivision via the Christchurch Northern Motorway. Prior to the completion of the motorway in December 1970, State Highway 1 ran down the main street of Kaiapoi.

A half-hourly bus service connects Silverstream subdivision to Rangiora and central Christchurch.[12]

There is an urban cycling connector pathway running alongside the Christchurch Northern Corridor between Christchurch and Kaiapoi.[13]
